Parcels and Plots
Development parcels are tracts of land usually under a single ownership and are the basis of most new developments. Plots are usually much smaller increments or land holdings
Parcel size:
- Keep the grain fine with a range of developers to avoid monoculture
- Grain should be finer towards the centre
Plot size:
- Small, narrow plots generate a rich mix of building, more active frontages, enable higher densities and minimise leftover space
- Larger plots are often needed for commercial, industrial or civic buildings and provide more flexibility for central land areas
Plot and Parcel sub division:
- Backs of properties form a natural buffer between uses and developers
- Consider fit with ownership and maintenance of open spaces
